Permits and Plan Revisions

Interesting turn of events...

As it turns out, there is a 60ft ROW (right of way) on our street.  The street is 36 feet wide.  That means that the ROW line projects beyond the curbs 12 feet (onto what I THOUGHT was our property).  So my front set-backs were all screwed up.

I did get the permits, but they are contingent upon correcting our setback problems.  This includes a fresh set of plans, including a Floor plan, Elevations, and Plot plan.

Because of the "new" setback requirements, I must push the front of the garage back 8 feet.  This places it flush with the front of the house.  This also projects it 4 feet beyond the rear of the house (to keep the garage 30 ft deep).

       

The only REAL change in this game plan is the location of the standard man doors, and the existing slab issue.  It MUST be removed now, as my footings for the new garage will now be right where the slab is.  But instead of trying to handle the demo work myself (we all know how that went...) Im going to hire a demo crew to do it.

As soon as I get the slab removed.... we will be breaking ground!
